“Firstly Jason you’ll need a Certificate of Title from the property’s owner,” explained Hector Finch, absently clasping his hands behind his head.
“I’ll do that Mister Finch.” Promised Jason, feeling slightly intimidated by the bureaucrat’s demeanor.
“We’ll also require clear specifications of the materials you’ll be using and drawings of any building elements that cannot be shown.”
Jason shifted his attention to the framed-photos on the wall then looked back at the bureaucrat.
“Anything else?”
“An engineer’s report and calculations, the owner’s intended inspections of work in progress, a producer statement certifying compliance of plans, alternative solutions and site, foundation, drainage, floor and bracing plans.”
“That’ll keep us busy.”
“Oh yeah, we’ll need details of foundations, reinforcing, damp proof fire-rated systems, stud heights, floor levels, wall and roof structure, roof covering, lintels and beams.”
“What if I don’t.”
“Then a twenty day clock will stop and not start again until the documents are amended.”
“Gee, all that just so me and my mates can build a Tree House.”
“Sorry sonny, but the law is the law.”
